Ainsi, il est possible de demander une modification au R\u00e8glement de zonage.<\/p>\n<p><b>\u00c9tape 1<br \/><\/b>Consultez l\u2019\u00e9quipe de Services de planification.<\/p>\n<p><b>\u00c9tape 2<br \/><\/b>Remplissez le formulaire de\u00a0<a href=\"https:\/\/www.westnipissing.ca\/wp-content\/uploads\/2023\/03\/Official-Plan-Zoning-Amendment-Subdivision-Application-_2023-Fillable.pdf\">Demande de modification du plan officiel \/ de r\u00e8glement de zonage<\/a>\u00a0et annexez-y les \u00e9l\u00e9ments suivants :<\/p>\n<ul>\n<li>un ch\u00e8que \u00e0 l\u2019ordre de la Municipalit\u00e9 de Nipissing Ouest pour les frais de demande. Les frais varient en fonction du type de demande (Demande de modification au Plan officiel et Demande de modification au R\u00e8glement de zonage);<\/li>\n<li>votre autorisation par \u00e9crit (avec date et signature) nommant la personne qui agira en votre nom \u00e0 titre d\u2019agent ou d\u2019avocat, si vous y avez recours, pour d\u00e9poser et traiter votre ou vos demandes;<\/li>\n<li>des renseignements suppl\u00e9mentaires qui pourraient s\u2019av\u00e9rer utiles pour le traitement de la demande et (ou) l\u2019information ou les documents demand\u00e9s lors de la r\u00e9union de consultation pr\u00e9c\u00e9dant la demande.<\/li>\n<\/ul>\n<p>Il est fortement recommand\u00e9 aux demandeurs de soumettre des photos ou d\u2019autres documents pertinents qui aideront \u00e0 \u00e9valuer la demande. Pour \u00e9viter les retards, assurez-vous de pr\u00e9senter des dessins clairs et lisibles avec des dimensions exactes.<\/p>\n<p>Un rapport s\u00e9par\u00e9 de justification pourrait aussi \u00eatre inclus afin d\u2019aborder les questions relatives \u00e0 la demande.<\/p>\n<p><b>\u00c9tape 3<br \/><\/b>Soumettez le dossier de demande complet.<\/p>\n<p><b>\u00c9tape 4<br \/><\/b>La nature compl\u00e8te de la demande est v\u00e9rifi\u00e9e. Elle est soit accept\u00e9e, soit retourn\u00e9e au demandeur pour obtenir d\u2019autres renseignements (retour \u00e0 l\u2019\u00c9tape 3).<\/p>\n<p>Si la demande est jug\u00e9e compl\u00e8te, un dossier est cr\u00e9\u00e9 et les d\u00e9lais de traitement sont \u00e9tablis. D\u00e8s qu\u2019une demande est accept\u00e9e, tous les renseignements soumis peuvent \u00eatre examin\u00e9s par le grand public, y compris le nom, l\u2019adresse, le num\u00e9ro de t\u00e9l\u00e9phone, etc. Il s\u2019agit d\u2019un processus public.<\/p>\n<p><b>\u00c9tape 5<br \/><\/b>Un examen municipal est effectu\u00e9 : Un Avis de demande et un Avis de s\u00e9ance publique sont distribu\u00e9s aux organismes et secteurs pertinents ainsi qu\u2019aux propri\u00e9taires avoisinants. L\u2019information pourrait aussi \u00eatre publi\u00e9e dans le\u00a0<i>North Bay Nugget<\/i>\u00a0et (ou)\u00a0<i>La Tribune<\/i>\u00a0pour expliquer la nature de la ou des modifications demand\u00e9es, pr\u00e9ciser la date, l\u2019heure et l\u2019endroit de la s\u00e9ance et demander les commentaires. Les opinions et commentaires exprim\u00e9s font partie du dossier public et peuvent \u00eatre examin\u00e9s par le grand public et publi\u00e9s dans le Rapport au Comit\u00e9 de planification ainsi que l\u2019ordre du jour du Conseil.<\/p>\n<p><b>\u00c9tape 6<br \/><\/b>En se fondant sur l\u2019analyse de la demande et les commentaires re\u00e7us du public, des organismes et des secteurs, l\u2019\u00e9quipe des Services de planification pr\u00e9pare un rapport r\u00e9sumant ses constations pour le Comit\u00e9 de planification.<\/p>\n<p><b>\u00c9tape 7<br \/><\/b>Une s\u00e9ance publique est tenue devant le Comit\u00e9 consultatif sur la planification, comme publi\u00e9e. Le propri\u00e9taire\/demandeur\/agent pourrait y faire une d\u00e9claration relative \u00e0 la demande. Il sera distribu\u00e9 \u00e0 chaque personne qui habite \u00e0 60 m\u00e8tres de la propri\u00e9t\u00e9 en question, \u00e0 chaque personne qui en a fait la demande par \u00e9crit et aux organismes et services municipaux pertinents. Toute autre personne ou instance publique qui souhaite conna\u00eetre la d\u00e9cision du Comit\u00e9 doit en faire la demande par \u00e9crit.<\/p>\n<p><b>\u00c9tape 4<br \/><\/b>Le Comit\u00e9 de d\u00e9rogation prend une d\u00e9cision relative \u00e0 la demande.<\/p>\n<p><b>\u00c9tape 5<br \/><\/b>Dans les 15 jours suivant la d\u00e9cision du Comit\u00e9, une copie de la d\u00e9cision est envoy\u00e9e par la poste au demandeur, \u00e0 quiconque l\u2019a demand\u00e9 par \u00e9crit, \u00e0 toute personne qui a pr\u00e9sent\u00e9 des commentaires ou observations et \u00e0 tous les organismes pertinents.<\/p>\n<p><b>\u00c9tape 6<br \/><\/b>Si aucun appel n\u2019est interjet\u00e9 pendant la p\u00e9riode d\u2019appel de 20 jours, la d\u00e9cision devient d\u00e9finitive et ex\u00e9cutoire.<\/p>\n<p><b>\u00c9tape 7<br \/><\/b>Prenez les d\u00e9marches pour remplir les conditions du consentement. Remplissez et pr\u00e9sentez les documents appropri\u00e9s (p. ex., acte de transfert ou hypoth\u00e8que) pour que le Comit\u00e9 de d\u00e9rogation les certifie.<\/p>\n<p><strong>Bon \u00e0 savoir<\/strong><\/p>\n<ul>\n<li>Les frais varient en fonction du type de demande de consentement.<\/li>\n<li>D\u2019autres demandes connexes peuvent \u00eatre trait\u00e9es en m\u00eame temps pendant le processus.<\/li>\n<li>On pourrait exiger un rapport s\u00e9par\u00e9 de justification des demandeurs pour traiter des questions dans la demande.<\/li>\n<li>Si un consentement est assorti de conditions, celles-ci doivent \u00eatre satisfaites dans l\u2019espace d\u2019un an apr\u00e8s que l\u2019Avis de d\u00e9cision est transmis, sans quoi le consentement est consid\u00e9r\u00e9 comme \u00ab\u2009refus\u00e9\u2009\u00bb. S\u2019il est n\u00e9cessaire de certifier le consentement conditionnel pour satisfaire les conditions, le consentement \u00ab\u2009expire\u2009\u00bb deux ans apr\u00e8s la date du
