Proposed Zoning By-law: About the Public Consultation

The Municipality is inviting West Nipissing residents to participate in a public consultation on the proposed Zoning By-law (Version 2).

This process provides an opportunity for members of the public to review the proposed by-law, ask questions, and share constructive feedback. Written comments and concerns will be accepted until April 30, 2026.

An in-person Open House will take place on April 23, 2026, offering residents the opportunity to learn more about the proposed changes and provide feedback in-person. Please note, this is not a Council meeting, but a dedicated session for public information and input. Participants do not need to register or comment prior to attending.

Good to know

  • This consultation is about the entire Zoning By-law, not just one issue.
  • The Open House presentation and Q&A will be recorded and livestreamed on YouTube.
  • Public feedback will be summarized to be reviewed by Council on May 19, 2026.
  • The next opportunity for the public to share feedback on this topic will be in June of 2026.

What to Expect at the Open House

6:00–6:30 p.m. Welcome period – members of the public sign in, opportunity to review informational materials.

6:30 p.m. 15–20 mins – Presentation by consultants and staff explaining the zoning by-law, key updates, and next steps (recorded and livestreamed on YouTube).

7:00–9:00 p.m. Public Q&A session – Residents will be able to speak one at a time at the podium after stating their name and address (recorded and livestreamed on YouTube).

Location: Council Chambers on Thursday, April 23, 2026.

What’s being discussed?

This consultation is about the entire Zoning By-law (version 2).Key topics include:

  • Additional residential units
  • Camping Trailers
  • Home businesses
  • Accessory buildings and structures (solar panels, sea-can containers, etc.)
  • New Neighbourhood Commercial (C4) and Rural Commercial (C5) zones
  • On-farm diversified uses

Other updates to the by-law include smaller lot size minimums, removing minimum dwelling sizes, simplified regulations, and alignment with current policies.

 

Next Steps

May

  • Council Meeting, May 19: Council reviews the public consultation feedback summary.
  • Affected property owners are notified by mail of any zoning changes.

 

June

  • Council Meeting, June 2: Council receives a revised version of the Zoning By-law.
  • Later in June, Council hosts a special public meeting regarding the most up-to-date version of the by-law, allowing another opportunity for public input.

 

July

  • Council receives the final draft of the Zoning By-law.
  • The latest version gets posted on the municipal website.

 

August

  • Council Meeting, August 11: Council votes on the updated Comprehensive Zoning by-law.
