The Municipality of West Nipissing is reminding property owners who operate short-term rental accommodations, including Airbnb and other online vacation-rental listings, that a valid municipal licence is required to operate and advertise a short-term rental.
As per the Municipality’s Short-Term Rental By-law 2024/23, the licensing process helps the Municipality verify that rental properties meet applicable requirements pertaining to health and safety, parking, building code, property standards, zoning and insurance.
Recent changes to the Short-Term Rental By-law
On July 14, 2026, Council adopted By-law 2026/56, amending the Short-Term Rental By-law.
The amendment introduced Administrative Monetary Penalties for contraventions of the by-law. Operating a short-term rental without a valid licence, or advertising a short-term rental without a licence, may result in a $1,000 Administrative Monetary Penalty.
Additionally, the amendment changed the rules for Class B (non-principal dwelling rentals), including a new maximum of 3 licences per owner, along with updated separation distances depending on the area.
Property owners who are operating a short-term rental without a valid licence are encouraged to begin their application process as soon as possible.
